Upscale apartments, new hotel coming to Deerfield Twp.

A luxury apartment complex and an extended-stay hotel are two of this township’s latest residential construction projects.

Located on 14 acres at the northeast corner of Wilkens Boulevard and Merten Drive, the Latitude at Deerfield Crossing will consist of three, four-story buildings.

The 244,864-square-foot project is schedule to break ground Monday, according to Tony Birkla, one of the principals of Anderson Birkla Investment Partners. The first units are expected to be available by this August, with the entire project slated for completion by January 2014.

Birkla, who said a cost for the project had not yet been determined, said there is “significant demand for a quality product” in the area.

“There really hasn’t been a project developed in Deerfield Twp. in a long period of time with the exception of Palmera Apartments, which is seven to 10 miles away from this site,” he said. “Deerfield Twp. has pretty high standards and we were able to get our development approved to those standards.”

Anderson Birkla seeks out high-barrier markets with good vacancies and good demand, then scouts the area for just the right piece of land on which to build, Birkla said.

“(We chose to build in) specifically that location because it’s close to the highway, it’s close to Deerfield Towne Center, it’s close to business, transportation,” he said. “It’s in a perfect location for all that our residents demand.”

Latitude at Deerfield Crossing includes 1-, 2- and 3-bedroom apartments.

Outdoor amenities include a pool, fire pit and outdoor grills. An inside club area will feature a fitness center.

“Our development is a very high-end development targeted to a very specific audience of 25- to 35-year-old renters by choice, people who demand luxury and high standards, and that’s what we’re delivering,” Birkla said.

Also approved for the site is Homewood Suites by Hilton, a four-story extended stay hotel.
